Meet Nelly. She’s a successful home daycare provider and former teacher (including to my oldest daughter back in 2016!).

In late 2023, Nelly came to me to sell her home and buy a new property closer to her family. But this wasn’t your average move. Nelly’s situation had challenges that required careful planning.

For starters, we needed to line up the sale of her old home with the purchase of a new one — but there was a catch. She couldn’t list her house until she found a new property. Her home wasn’t just her place of residence; it was also where she ran her daycare business. Therefore, her new place had to meet specific criteria so she could continue her work in a new location.

For months, we searched for the perfect home for Nelly… but we kept hitting roadblocks. She had a home sale contingency, and our offers were repeatedly rejected. After much deliberation, we made the tough decision to sell her home first, allowing her to make stronger, non-contingent offers.

To ease this transition, we negotiated a deal that allowed her to use and occupy her old home until we secured a new one. This took a huge weight off her shoulders and enabled her to be more selective about the properties she considered.

Finally, after viewing countless homes, we found THE one.

Over Memorial Day weekend, I saw a fellow realtor post a “coming soon” listing on Facebook. Thanks to our great relationship, we were able to make a strong offer on the perfect home before it officially hit the market. The seller accepted, and Nelly’s dream property was finally hers.

Now, a few months later, Nelly’s new home daycare is officially in business and accepting new clients. And the best part? Her first student is none other than our youngest daughter, Blake. After struggling at a larger corporate daycare, Blake is now thriving under Ms. Nelly’s care and loving every moment.

This journey wasn’t easy, but it was worth every step.
